I’ve negociated what seems to be a great deal. Very Clean Mixed-use property in East Orange NJ. New Everything in the place. The lady that did the work is way tired has bad back just wants out. We’ve agreed in principle to a price of 289k. Its worth just on sales (Not taking into account the very high $3,700/mo cash flow) $385,000. I think it could be closer to $400k.
I can’t take it (Divorce issues) and she is looking for me to go to contract. Any suggestions?
