2.5% sounds right because you are the onw who finds the house. So they aren’t doing a full service deed.

I have a SFH offered at $89,900 FSBO. I am willing to work with agents for a fee. Should I give them a flyer offering 3% for a successful close or how about a flat fee of $2,000?
What would grab their attention more and get them interested?

If a 6% sales commission is the standard for your area, then offering 3% is simply the same as the cooperating agent’s commission on a listed property. Unless your property is also listed in the MLS, the agent will quickly forget about your property – your flyer will be out of sight and out of mind within a day.
To increase an agent’s attention span, offer 4%.

Since 3% of $89,900 is roughly $2,700, which is more than $2,000, I’d say the 3% would get them more interested.
