The best thing to do I find is be up front and honest with them. Tell them exactly what you are doing.

You might want to say something like.
Mr seller, I am an investor I buy homes for cash. Many times I buy them and resell them with owner financing but I don’t like to buy them unless my buyer approves of the home. Would you mind If I brought A couple of my buyers to look at it?

This way there are no surprises to the seller it has worked best for me.

I understand the concept of optioning a property then finding a buyer and simultaneous close the deal to put money in my pocket. I’ve just never done it myself. All I’ve done so far is rentals.

Assuming that my purchase price and the value of the place looks good, what if the house I’m looking at is still occupied by the owner. How do I show the house to my potential buyers while the owner is still there?

How do you approach these situations?
