I think you’d get more replies if you post this on the main newsgroup. The focus of the cash-flow forum is to discuss strategies for buying notes, not properties.

By the way, I personally would go the contract/assignment route. Negotiate the best possible deal with the seller, and assign the contract to the new buyer. REMEMBER to get a release of liability signed with the seller when you assign it.

I have found a vacant house including basement apartment that perfectly fits the description of the needs of a music teacher that called and asked about buying a duplex that I have as a rental right now. I’m not sure what to do first. I have an appointment to see the house tomorrow and make sure that it fits the needs of this man. The other factor involved here is that the house for sale is listed with a real estate agency. Do I try an option to buy? Write up an entire contract with the right to assign? Help fast. I think this could be my first big step. Thanks for your responses.
