to the best of my knowledge, almost every state’s standard forms have that same clause.

I just went and met with a Realtor to put an offer in on a fixer upper.
It doesnt look to promising as their are already 12 offers on the property and the lender jacked the price up to 120k from 110k.
Rehabbing is about 60k and fmv is 150k max. Not a good deal.
I am still going to submit an offer of 60k all cash and see if it beats the others.
But the cool thing was I now have a copy of the new Oregon Realtor Approved Forms that came out a little while back and they have a Financing Contingency weasel clause already built into them.
I thought that was pretty cool.
