Have you try to get business line of credit, and finish your deal and then refinance the property and pull the money and pay the line of credit

OK my wife an I both have credit in the upper 700 earn in the lower six figures and have no speakable debt… I have 10K liquid but will need about 40K to close a deal on a prime peace of real estate. What are my options in terms of finding a lender? Should I try a bank or cu or some other source.??
