I’m brand new to real estate, and although I’ve read plenty of books on the subject, nothing can take the place of actual experience most of you have had in the business. Therefore, I am hesitant to initiate any type of conversation with a potential seller until I understand certain creative financing techniques inside and out.
I’d like to ask for some advice about buying a home or condo with 95% to 100% owner financing. I know these situations may not occur nearly as often as conventional loans, but I’m patient enough to spend time looking for an ideal situation. I’d appreciate any tips you could give me regarding the topic. (ex: types of ads you may have run to attract sellers, your experience with what most sellers in this situation will expect, problems that may arise from this type of financing, if one should still use an agent, etc.)
