Check credit etc but 1 idea would be to have them sign a deed back to you to be held in escrow in case they miss a certain number of payments

I have a property that I am selling and am considering owner financing. I will have my attorney do the closing, is there anything I need to add to a standard mortgage contract? I am looking for ways to make it easier to foreclose in the event of a default, but am willing to take any advice offered. If it makes a difference the property is in Alabama.
