Dont mail her a thing unless she doesn’t have a phone. I have taken many deals away from mailers. Just call her and ask if she wants to sell. The simpler you make it , the more easier it will be for both sides.

Hi all,

Can anyone supply me with a copy of a letter that you would use to contact an owner of a vacant property? She lives just 1 town away, but I believe she is elderly and I would rather put something in writing that she can read than approach her face to face to start. This has the possibility of being my first deal and I am anxious to get going!

Send her a postcard with handwriting (nothing typed).
Simply introduce yourself and tell her you are interested in her property. Leave information where she can contact you.
If she’s motivated, she will be in touch.
