If there are liens and judgments on the property the seller has no choice the escrow co or closing agent will deduct from the sellers proceeds ? That?s Why They File A LIEN!

can someone tell me if a P&S contract can be written to say that the seller will ‘use the proceeds of the sale to cure all past debts and liens’.
I am just curious as to how a homeowner who is in pre-foreclosure would possibly sell their home to a prospective buyer who does a title search and finds that the house is in pre foreclosure and has additional liens on the property.
