I have come across a great individual that will back all of my deals financially (for a portion of the profit, of course) AND has access to the mls. My question is this: Does anyone have a copy of a binding agreement that I can use to protect both parties as partners? I don’t have a lot of cash to work with and he has unlimited funds. He doesn’t have the time to fool with real estate investing and I have nothing but time. We both have the will to succeed in this and I feel that this will be a profitable partnership. Thanks for any/all input.

Perhaps the least effective arrangement you could set up would be a partnership.
Depending on the type of transactions you contemplate, you’d be better advised to set up a corp, LLC, or limited partnership.
