But…I am still buying if the deal is great. But its got to be a deal that I can sell fast and make some quick $$ or I will consider it if I can rent it for positive cash flow.

We bought in the area 2 1/2 years ago and about six months ago you could not find any properties below $200K. Now, there seem to be plenty. I can’t help but believe that many of these sales are distress sales. There are 3-4 signs up on every street. Time to buy another?

Don’t expect to see us crash like California. Things here are stabilizing.
We had a dip, but it’s leveling out, and our economy is still holding it’s
own. It’s definitely a buy and hold strategy.

I presonally am waiting to buy as well. I think prices are going to drop. I expect the bottom will not be untill sometime between 2009 and 2011. If the govt tries bailouts it might take longer for the correction to complete. I hope it drops fast then we can recover.
