JT,

I’m not sure if any single Realtor “focuses” on foreclosure sellers. Realtors would actually prefer to list a seller who has plenty of time to sell their house – instead of someone who is about to be foreclosed in the next few weeks.

If you want to work the foreclosures part of the business, try working with the sellers directly. How can you find them? Determine which county you want to work, then find out what newspaper publishes the Legal Notices and what day of the week they are published. For instance, in Fulton County the Daily Reporter publishes the Legal Notices. All foreclosures go to the courthouse steps the first Tuesday of every month. And, they only need to published for 4 weeks before they go to the steps. So you have to work fast.

Now, if you really want to learn and get started in the business … join the Georgia Real Estate Investors Association. GaREIA is the largest REIA club in the nation. Excellent learning opportunities. The monthly meetings are held on the second Monday at 6:30pm at the Four Points Sheraton.
