Shannon, you haven’t given us enough information to give you any real practicle advice.
All you have told us is you found a seller who is selling their current house because they are buying another one.
That’s just not really enough information to give any sort of competent advice.
What is she asking for her existing home? How much is it worth? Is there any financing on the existing home? If so, is it assumable? How much is it? What is she looking for out of her current property? Will she finance the purchase, etc etc…
