Hank,
Is the pool inground?
If so, I would NOT remove it.
Here in Florida, whether folks want to admit it or not, a nice inground pool is a good feature to have.
Sure, there is liability, but you can cover that.
Just make sure your insurance covers the pool and liability with it.
I add a clause to my lease that states tenants are responsible for pool upkeep, and do charge rent to compensate for the higher insurance premiums.
Also, an extra liability policy for you would be a good idea.
Above ground pool?
Different story, I get rid of those, usually selling them, or giving them away.
The last one did not sell, and my tenants did not want it, so we simply drained it and placed a sign in the yard…

we’ve dismantled above ground pools and filled in in-ground pools. I won’t rent a house with a pool for liability reasons as well as maintenance reasons.
Somebody told me their insurance was cancellled recently because a tennat had a trampoline. He has since added no trampolines to his rental application and to all new and renewing leases.
