If you have a local HML this can work.
Ask how much they will lend on the property.
Have them go with you to the auction. If you win then they write out the check.
You may have to pay them a fee to have the cash on standby.

I have been looking at a specific property that has approx. $100K in equity but am a little short of cash to cover what I suspect will be the winning bid.
Would hard money lenders consider loaning on a specific property at a sheriff’s sale? In my state you need to have the cash within 1 hour after the sale.
