My partner and I concentrate on preforeclosures exclusively. By the way, we are both full-time investors. So, this can be lucrative.

Before I found my partner, my first deal was a preforeclosure as well. Take a look at this URL for the details:

Lew,
I too have done the mail out thing.
I have purchased some homes from the mailings.
I did however have to mail out MANY post cards and letters to get a few responses.
How many did you mail out?
When did you mail them out?
I figure on about a 10%-15% response rate, and then some of those you will buy, others you will not.
This is a numbers game after all.
And, many times when you make mailings, even repeated ones, the sellers will not call you for months.
I am signing one up on Thursday that I first contacted almost 6 months ago.
Follow up us important with this type of marketing.

But, if you mail out 5000 mailings, then you should be able to get at least 2-3 deals from there, and more as you become more experienced and learn better how to handle sellers.
