I would strongly reccomend Thomas Lucier’s book “The Pre-foreclosure Property Investor’s Kit”.
It’s very detailed with all the fluff taken out. He’s a no-nonsense guy that gives you what you need without trying to get you to buy more expenseive courses.
The awesome thing is that he actually includes his personall telphone number and email address to contact him with questions. I called and emailed and got a quick reply each time.

I’m new to this and I have read and purchase a few program including Carlton Sheets. Good information but I found none of them tell you what really to do. Real Estate have a lot of laws and paper work and after you found a motivated seller what next. Do any one know of any program or web site that will give you step by step info on what to do next. I have a seller that is willing to do business and I’m stuck. I contacted the mortgage company but didn’t know what I wanted from them. Help in need of information fast.
