Thanks for the response Phil, I knew about the right to access clause but was unsure of the wording on cleanup.

Pre-Hab Question - Posted by Paul_NJ

Posted by Paul_NJ on April 19, 1999 at 22:50:31:

Looked at a property today that I’m interested in putting a offer in on. My question is if I was to get a accepted offer and the right to access before closing and I was to clean up the place which is vacant but cosmetically run down and in need of a quick once over how do I word it in my contract that I have the right to clean it up prior to closing? My game plan on this deal is to flip it as a handyman special prior to closing on it. Any ideas or suggestions will be appreciated!

Thanks in advance,

Paul

Try this:

“Buyer reserves the right to proceed with any improvements, deemed necessary by Buyer, prior to the closing date.”

Paul,

I would simply insert a clause in your offer to purchase agreement stating that you have the right to access and clean up the property at your own expense prior to closing.
