Try a mortgage broker. My mortgage broker has written me several pre-approval letters in the past and has updated when necessary. Mine have always served their purpose.

Hello, I have many courses from creonline. I love them all. I am having trouble with wholesaling. I cannot get a hard money lender to write me a preapproval letter. I have read Steve Cook’s article regarding preapproval letters and have suggested that the hard money lenders write exactly what Steve suggests. But no one will. Any suggestions? Thanks.

Focus on strategies that don’t involve coming up with cash… i.e. wholesaling and referrals (bird-dogging).

Focus on deals that don’t require preapproval… i.e. deal with motivated sellers and not Realtors (specifically REO deals with Realtors).
