Sale price on house is $60,000, tax appraisal is $92,000. 3/2 house with no garage. Current rent for area is $700-800. How does a lease compare to rent prices?

I’m new to the real estate investing world and I am would like to know how to price a lease. I have found a 3/2 house. Rent in the area is about $700-$800. I would like to do a lease/option on the house but I am not sure how much the lease should be. I would really appreciate any info.
Also, when doing a lease/option should the owner pay taxes and insurance or can you have the leasee pay that?
Thanks

Need much more info on the house (and how the contract is drawn up) to determince lease price. Also, many times(depends on contract) the contract covers the home-owners payment, which is everything, PITI. Just be sure contract states this.
