I’ve found the website www.homeradar.com to be very helpful when I just want to get a ballpark idea. Also, realtors will give you comps just for the sake of establishing a relationship with you. You can also ask an appraiser for a “drive by” appraisal for about $50 for properties you want to be really certain about.

What ways do you guys recommend comping properties if you do NOT have access to MLS or agent that has MLS? I know you can hire appraisers, but for trying to figure out if a house is even worth offering on it seems costly and a waste of money. Any advice or opinions?

Here in Phoenix you can get comps from the county tax assessors website: www.maricopa.gov/parcelApplication/default.asp
