In New York, at least, and probably in most other parts, one needs no license to manage a property in which he is a principle.
So you can manage your own places or places in which you have an interest. I suppose if you manage a place for a friend or relative, you would be technically afoul of the law.
You have to check your state’s laws regarding this.
