That’s something that varies from state to state, but in California you do need to have a real estate license to be an off-site manager (owner exempted).

In Louisiana you have to be a “broker” to manage property for others, unless you’re an employee of that person or co. I’m pretty sure that in FL, you have to be a “broker” too. Just being a licensed agent usually isn’t enough.

As Sean said, it varies from state to state. In FL you have to be licenced to manage anyone ELSE’s property. I can manage my own, and my employee and manage ours. I cannot manage my neighbor’s without a RE licence.
