Steve, although you’re a newbie, you sound like you’re doing your research. Bravo. I agree with much that you have said about enjoying what you love and I also think your attitude will get you very far!! What area of the country are you investing, if I may ask? I’m a newbie also and I like corresponding with other REIs who have a good head on their shoulders. Do you post often? Do you chat on CRE-online as well?
