Thanks for the feedback. Actually the contract says nothing about the lender short pay or anything similar. I will try to find an atty to review the contract. What is a fair price to expect to pay for such a service?

Quick Question. So I have a signed purchase agreement. The seller agreed to everything. I was dealing with no realtor etc. Then afterwards I learned that the seller was trying to get the bank to do a “short sale.” I told him his seller disclosure deadline is coming due and I’m still waiting for docs. He has a realtor call me saying, its a short sall, the contract doesn’t matter - he doesn’t have to perform.

Well, if the contract was expressly contingent upon lender short pay, then the agent would be correct if the condition was not met. You should have an atty review the contract to determine your legal rights.
