I am having the same difficulty with one of the parks I have a MH in right now. I have learned the following lessons:

  1. Talk to the PM first and then talk to them again. They lead me down the path a little and I will try to verify what they tell me by walking around the park a little more before I buy in a new park.
  2. Talk to some “commercial” mobile home lenders. See what it takes to get them to lend to your buyer. The MHP will probably rent to someone who qualified for a commercial loan.
  3. Try to bribe the PM with a BIG finders fee.
  4. Don’t ever go back to that park.
  5. AGAIN Talk to the PM before you buy

Im not having too much difficulty finding buyers with Lonnie terms, but I am finding that Park Managers are not as flexible or as eager to take the same chances we take with those having poor credit history when it comes to Park admittance. Any ideas regarding helping our buyers get into the whole deal. After all, the best deal could become the worst deal if we can`t get the buyer qualified into the park. Has anyone had this experience?
