Sorry, but you will need to consult an attorney in the state where you need to follow this process because it is different in every state. I have never had to follow the procedures, so I mainly know that it exists and a little about it in case the time comes when I need the information. This is a case where an attorney would have to get involved anyway.

If you do all the appropriate documents, like a lender might, then foreclosure is the process you would follow.

on the land contract I have used with my attorney clearly states in bold print “This document shall not be recorded”. With that on the document the courthouse clerks refuse to record the doc.
