It would depend upon your contract. Are you doing a Net Lease (where they take care of everything) with Option to Purchase?
Or are you simply just renting them the dirt and selling them the home. That being the case, the pipes in the ground should be your responsibility. You would Lonnie deal the home to them (“As Is”) or Net Lease with Option to Buy using Ernest Tews Forms.

I have an opportunity to do some great deals and I plan on purchasing your books and home study courses. One question I have about lot ownership:
If I purchase the lot and place one of my mobile homes on it, what happens if the sewer line breaks or something like that? Am I responsible or are the new “Owners” who are paying me monthly?
