Generally, we look for homes that will be easy to fill. Typically, the most popular homes are 3 to 4 bedrooms and are completed. Regularly we get calls from motivated sellers that have 2 beds, 3 acres and a pony. These are not the types of homes that move quickly. If you were to statistically look at how many 7 bedroom homes were available in your area and compare it to the 3 to 4 bedroom homes, I think you’ll see that you have a unique property that may have a very limited market for resale.

Hey guys and gals,
I just got a call this morning and I’m going to check the house this aftrenoon. These are the stats:
7 beds/ 3 bths
Appraised at 180,000K
Owe 145,000K
They live in 3 beds downstairs, 4 beds and 1bath upstairs need to be finished but ready for sheetrock. Nice neighborhood. If they don’t sell they are filing bankruptcy,soon.
Is this a good “subject to” candidate with L/O as a fixxer upper? The area I live in is barren of L/O’s and I know the market is there. What other info should I be finding out? I need a little help. Thanks in advance.
