Submitted an offer on a small multi this week without the owner/investor’s name… via a broker.
The contract came back signed by the “owner”, and with his name filled in the appropriat space. (Using Bronchick’s contract - I love it.)
So I call our courthouse to check the tax records for the property (we can search by name or property ID - which I did not have … street address is more awkward).
There is no property “owned” by the seller.
If it is owned by a trust, llc or corp, should not the contract read to that effect? Or at least, Jim SMith, Trustee?
Fortunately, my title co will put the records for me and fax them in a few minutes, but I was curious…
