If I obtain a property (Maryland) with the use of a quit claim deed, can I refinance it, in my name only, without having first filed the quit claim deed? Or must the quit claim deed be filed first in order to refinance?

Any lender is going to reject a bare QC Deed as not being ANY evidence of title. They’ll want proof that you’ve got full & total legal title, which a QC Deed is NOT!

So if you’re going to be spending any money on the property, or looking to pull any money from it, you’d better look NOW to getting title, and just a QC Deed.

Heck, for $50 I’ll give you a QC Deed to any property you might like, and I’ll even draft it and pay for the postage!
