A quitclaim deed is used to convey a property by releasing or quiting the grantor’s claim to it. It proposes to pass whatever interest the grantor may have in the property, at the time of the conveyance, without guarantee as to the quantity or quality of interest. A seller has agreed to deed me a house. As I went to check title I found that there is a quit claim deed, with a person named join tenant against the property. What does this mean and how do I go about getting this released?
