If these people were just Tenant/Buyers why is there names on the deed to begin with?

They are just leasing the property with the option to buy it. If they are on the deed they own it!

A quick question. I have T/B’ers that are divorcing. He is staying in the house she has left. Do I need to redo ALL of the paper work for him or just have her quit claim to him?

I’m not sure what a “TB’r” is but the answer to your question will depend on how the title reads. If both of them are on title you should get both to sign, otherwise you may run into a problem if you ever pay them off. Also you need to check the state laws, some states will allow 1 to buy but both to sell or vice versa.
