It would depend on the circumstances. If the ex-wife simply quitclaimed the property to you for the convenience of the refi, she would still have a claim to the property. If she truly gave up on the property and quitclaimed it to you, then she would not.

I recently refinanced my house with my new wife to lower my interest. My ex-wife agreed to be taken off the mortgage by a quitclaim deed. Our divorce decree states that the property is to be sold and the equity will be split 50/50 once the property is sold. The divorce was final in 1991 and the ex-wife left me with the house. Does the ex-wife still have a claim to the equity even though she quitclaimed her half to me?
