You file a quitclaim deed with the county clerk or other official that keeps records of deed in your county. A bill of sale is not absolutely necessary; it conveys personal property, such as appliances.

I purchased a home jointly and the other owner is going to Quitclaim the property over to me. Where and with Whom do we file a Quitclaim deed and Quitclaim Bill of Sale?
