YES, BERNO, AROUND TAX TIME THE RECORD KEEPING BECOMES A FOCAL POINT, AND TEN TIMES AS MUCH TIME GETS SPENT WORKING ON IT AND FIGURING IT ALL OUT (AND I KEEP EXCELLENT RECORDS!). ALSO, I JUST GOT A NEW COMPUTER AT HOME AND WOULD LOVE SOFTWARE THAT WOULD MAKE MY JOB EASIER. I TRIED TAXCUT PREMIUM THIS YEAR, AND OTHER PROGRAMS PREVIOUSLY, JUST TO DO MY TAXES, AND FOUND ALL TO BE MORE TROUBLE THAN HELP. I BOUGHT IT FOR $35, BECAUSE IT WAS RECOMMENDED TO ME, AND 20 HOURS OF MY TIME LATER, I GAVE IT AWAY. A FRIEND OF MINE DOES COMPUTER SOFTWARE, AND I AM PROFICIENT IN EXCEL, SO I AM CONSIDERING WORKING WITH HIM AND TRYING TO CUSTOMIZE SOME STUFF. I JUST THOUGHT THERE MIGHT BE SOMETHING USEFUL AND WORTHWHILE OUT THERE THAT I HAVEN’T DISCOVERED YET! ANYONE KNOW OF ANYTHING?

I HAVE 15 RENTAL HOUSES, AND DO MANUAL RECORD KEEPING, TAXES, ETC. I SPEND MORE TIME ON THIS THAN MANAGING PROPERTIES AND LOOKING FOR DEALS COMBINED. DOES ANYONE KNOW IF THERE IS SOFTWARE AVAILABLE THAT CAN HANDLE DEAL EVALUATION, DAY-TO-DAY RECORD KEEPING, DEPRECIATION, TAX INFORMATION, ETC., AND ALLOW ALL TO INTERACT WITH EACH OTHER (THAT IS USER FRIENDLY)? PLEASE LET ME KNOW. THANK YOU!

After searching for a long time I found one called RealTools, it is easy to use and the company provides great support. The thing I was looking for was a program that will handle lease options which it does, and the year end report even includes car mileage. Their web site is www.nichesw.com
I have Quicken Rental Property Manager (I have about 10 properties) and I would NOT recommmend it. You can’t customize it much and what the program offers isn’t much to write home about. I still have to use an Excel spreadsheet to augment it.
Seems to be a lot of these questions around tax time…or is it just me??
