He would have to wait the 36-48 months. I stay away from agents. Maybe this is not right, but I concentrate on motivated sellers, I’ve found this works best. Also, rates are up. I hope the economy keeps getting better and rates go up. The harder it will be for people to sell, the easier it gets for me to offer an L/O.

If a realestate agent presents a L/O to the seller and the seller accepts to cash out after 36-48 months. How does the RE Agent receive their commission ?

Try the some now, some later approach. Whenever possible work with brokers. If you have a listing salesman, talk to his or her broker. See if the broker will wait for his portion of the commission. That way the bulk of the up-front cash can go to the salesman who is instrumental in getting your L/O offer accepted.
