My first rental property was my primary residence pruchased with a VA 100% financed mortgage. When the military transfer came through, I did not sell my house, but instead converted it into a rental.
I bought the next property with a 95% FHA mortgage, and converted it into a rental property when I moved again.
If you want to build a portfolio of rental properties, this is one easy (admittedly slow) way to do it. Being in the military actually helped me get started because of the first VA loan.
