This is doable.

A couple of things will be ugly, though. With bad credit and a loan that small you will certainly pay higher than A paper rates for this.

I would just get on the phone and call a local mortgage broker.

I am in search for a lender for a client is currently
paying on a Land Contract he purchased over 2 years ago
for the purchase price of $20,000 with a down payment of
$3,000 and monthly payments of $350.00 per month.

He has good job and over 9 years with current employer
but has poor credit due to medical bills.

He wants to refinance the Land contract and finance the
seller out and pay medical bills and home improvements

You might also try calling Beneficial…they deal in smaller mortgages.
