I’ve done a few of these. I usually only do it with lower value SFH’s. If it’s a screaming deal, I find a way to keep it for myself - if it’s just an “okay” deal and my cash supply is tight, I’ll pass it off if to someone who’s interested. I normally sell it to someone on my private investor list and collect 1% of the purchase price for my fee (just assign my contract and get a check). Similar to bird dogging. They’re usually worth about $1k per deal. Not great, but not terrible for a few hours worth of work.

Has anyone ever done a real estate “coaching deal”, when you find a piece of property and another investor purchases the property you found and pays you a percentage for finding the property.

What side of the deal do you expect to be on?

You want to work with someone you can trust. You also want to have
an agreement that is clear (maybe not completely binding but at least
clear).

It can work out just fine when the deals have real money in them.
