Since there is a lot to learn, and you readily admit you know very little about RE, I’d recommend you ask around and locate a local Realtor with a good reputation to work with you.

Tell that person that you’re going go be wanting to do and learn, and what you’re trying to accomplish, and he/she’ll have the job of explaining everything they do for you.

You’ll get your money’s worth, and make a friend who’ll then refer you other business so you can both continue to make money.

Sure, you could learn it yourself, with some expensive seminars, books & tapes, and a lot of your time expended; but I think at this stage the full time pro realtor would be a better deal for you
