Tony,

A salesperson or broker license is required to manage property owned by someone else in the state of Indiana. See Indiana Code: IC 25-34.1-3, at www.in.gov for complete info.

Depending upon that you’re doing, you might need a Real Estate Broker’s license. REALTOR® is the name of a member of a national trade organization. All REALTORS® hold a real estate license, but not all real estate licensee?s are REALTORS®, only about half.

You also might need to be licensed with the SEC as a securities dealer.

You have to be careful when you want to use other people?s money. OPM is an easy idea to grasp, but implementing it correctly isn?t as easy as it would appear.

  • If you use notes, are you subject to mortgage lending laws?

  • If you accumulate monies from others to use in your deals, is it an unregistered security subject to SEC regulation?

  • Do you need a real estate license to function as a property manager and/or for the activities that you are contemplating?

This is nothing to play around with, especially in the early stages of your career when the likelihood of having unhappy campers is extremely high.
