If the house if listed, then you do need to go thru the listing agent. Realtors do make a commission on LOs, but often they’re willing to take it in a series of payments instead of all upfront.

I want to try some LO’s and just called a realtor about a house. When I drove by it looked like a good candidate. Is this something that I must go thru the realtor for or is it kosher to go directly to the owner? Do realtors make a fee with LO’s? Thanks for your input…

Mike is right, but if it is not listed, then you can either go to the homeowner directly and try to have them lease it to you, or if not then, go to a close by real estate investment company and try to have them help you out with getting in to a lease option of a similar house. Either way, Good luck
