Can anyone recommend readings/courses for multi-family purchases? Everywhere I look around here all I can see is multi-familys selling at over 10x rents with 23% expenses and I’m wondering how the heck you make any money here? If you get 80% financing, you get little cash flow (especially relative to the amount down).
