Yes your lawyer or title company.

Some of the documents that need to be recorded are deeds, mortgages, leases if longer than 3 years, options,and leins.

In the case of a lease option you may get by without registering anything but I would have a lawyer look at it anyway, at least the first time.

The details vary according to where you live. If you have title companies instead of lawyers you are lucky because they work cheaper. In any case don’t try to do it yourself. It is too risky. Some of the most experienced investors do their own title work but even then most find it better and cheaper to hire an expert. YOu could make a mistake that will create a big legal snarl years from now if you don’t know what you are doing.

My emphasis in real estate is or I should say, will be lease options(assigning and sandwich) and “subject to” using a land trust with a beneficial assignment of interest on each. In considering these styles of creative investing, does anyone have a list of the documents that need to be recorded?
