Nope. The deeds on a double closing are held in escrow. The first deed signed does not have to be recorded before the second one is signed and delivered. Title insurance companies take the risk on the “gap” between closing and recording and the problems that may come up.

Due to the recent refinance boom. I’ve been told it’s taking a minimum of 3 weeks to record a deed in my state (Maryland).

Does this affect simultaneous closings?
