Hi,
I own a rental property in NC (I live in California).
I’ve owned it for over a year. Worth about $135-140
Current mortgage $104k.
I’m looking for a good refi - stated income program.
The house is currently rented @$900/mo so I’m currently breaking even on it but I’d like to increase my cashflow a bit.
Ideas?

How about an option arm that starts at 2.15% for non owner-occupied? You can go stated at no additional cost and maybe even go stated/stated(asset) if your credit’s good enough.
That’ll put your payment at around $407 P&I closing costs included. There’s even a program that’ll refi you into a 30-year fixed after 2 years for $200. If you’d like more info, feel free to e-mail me or post.
