Hello Sean first please turn off your CAPS LOCK? we can hear you without shouting. A 2nd at 100% LTV is very difficult at any FICO score and a 610 is about a B (not bad, just not great). Have you considered refinancing the total debt?

What state are you in? If you are in FL I can help… if not, then i can direct you to a lender that can do 100% LTV on s second, or first, if the other requirements fall in line… i,e 45% DTI, two months PITI reserves, etc.
