if you are looking for hard money, go to google and type in hard money, you will get a lot of hits.
also try a local finance company,doctors,lawyers,anyone who makes a lot of money but does not have much time to spend or invest it.
some newspapers have money to lend near the real estate section.

I am looking for a funds for doing a rehab on a duplex. THe seller is asking 20k for apartment I am sure I can get for 15k I estimate I can do rehab for 30k which gives me a grand total of 45k. Once rehab is finished it will be worth approximately 65-80k. This is an apartment very close to my home. If anyone knows of someone that can fund the deal or any suggestions please let me know. I dont have terrible credit I have a full time job. So I am looking for something with reasonable interest rate.

Hard money can be a nice way to come up with some quick cash. The rates are not the best but it is an option. Also did you ever consider a partner? You may be able to find someone in your area that can come up with the cash and help you out on this deal.

Just some thoughts…
